The highest risk when buying a property in Sicily is not finding it. It's signing the contract.

You have found the property of your dreams, and this is exactly where the serious risks begin: an Italian contract you cannot understand, a broker and a seller who are only protecting their own interests, complex bureaucracy, and negotiations in a market that is completely foreign to you. A single mistake at this stage could cost you thousands of euros.

That is why we created our "Turnkey" purchase service – full support throughout the property buying process in Sicily, from the initial negotiations until the keys are in your hand. We facilitate property purchases across all of Sicily and work with clients from diverse countries.

What do we handle on your behalf ?

→ Property Price Negotiations We lead direct negotiations with the broker and the seller – crafting the initial offer, managing counter-offers, and advising you exactly when to accept or decline. In many cases, the price reduction we secure covers the entire cost of our service.

→ Preliminary Contract Analysis & Negotiation This is the most critical and high-risk moment in the transaction. We request the contract (compromesso), translate and explain its content, identify weak points, and negotiate the terms. The entire signing process goes through us—whether in person or remotely.

→ On-Site Property Verification We compare the official documentation with the physical reality of the property and inform you immediately of any discrepancies. We explain the consequences, potential solutions, and existing risks. The final decision is always yours, but you make it backed by clear, accurate information.

→ Obtaining your Codice Fiscale The Italian tax identification number is mandatory for buying property. We organize the entire process in two ways: either we accompany you on-site with prepared documents, or we obtain it for you via Power of Attorney.

→ Representation at the Notary Closing We are personally present before the notary. If needed, we legally represent you via Power of Attorney (POA) and translate everything in real-time, ensuring you have absolute peace of mind.

→ Post-Purchase Support & First Steps After the transaction is complete, we visit the property together, provide guidance on your next steps, and assist you with the utility transfers (electricity and water).

Price: A minimum of €800 or 50% of the negotiated price reduction on the property, whichever is higher. The payment is split into two parts:

  • 50% upon signing the preliminary contract (compromesso)

  • 50% upon finalizing the sale.

If the transaction is not successfully finalized, the second installment is not due.

→ What the service does not include: We are not lawyers, public notaries, or technical survey experts. All legal and structural checks are conducted by the respective licensed professionals if required. Our role is to coordinate the process, protect your interests, and provide strategic advice based on our real-world experience with property deals in Sicily.

Who is it for? This is for you if you have already found a property, want a dedicated person on the ground to protect your interests, and prefer not to navigate a foreign system all on your own.
