Three Management Models
→ Long-Term Rentals – Stable Monthly Income The goal here is peace of mind and predictability. We handle the entire process – from sourcing the tenant to daily communication. We thoroughly screen applicants, prepare and officially register the contract, and organize the move-in. Moving forward, we monitor payments, handle maintenance requests, and act as the permanent bridge between you and the tenant.
Terms: 1 month’s rent upon finding a tenant + a €50 monthly management fee.
→ Short-Term Rentals – Maximum Property Potential We manage tourist rentals in Cammarata, Mussomeli, Canicattì, Agrigento, Aragona, and all locations within a 1-hour radius of Cammarata. We create and optimize your listings (Airbnb, Booking.com, etc.), handle all guest communication, dynamically adjust prices based on season and demand, and coordinate professional cleaning and turnover. Check-ins are handled via lockbox.
Terms: 15% of gross revenue.
→ Medium-Term Rentals – The Flexible Option We source tenants, manage contracts, handle communication, and monitor monthly payments. This is the perfect model for owners looking for a strategic balance between stability and flexibility.
→ Maintenance & On-Ground Control We work with verified, local contractors, organize renovations, closely monitor the property’s condition, and send you monthly reports.
Renovation Project Management Fees: 10% commission for projects up to €500; 8% commission for projects over €500.
→ What happens if an issue arises? We are the first point of contact for any problem. For long-term rentals, any potential damages are covered by the security deposit. For short-term rentals, we resolve claims directly through the platforms (Airbnb/Booking.com AirCover/insurances), or the costs are covered by the owner depending on the case.
