We are Krastina and Stefan – a family with a life full of adventure. After years of living in Denmark and England, we found our sun, warmth, and incredible food in Sicily. Since then, we’ve bought three properties: an investment apartment, our 'Big House,' and the famous '1-euro house,' which we renovated ourselves.
Our journey didn’t start in an office or behind a computer screen. It began more than five years ago during a simple 5-day trip to Sicily that changed our lives forever. By the fifth day, we knew this was where we belonged. We bought our first property right away – because when something feels like home, you just know it in your heart.
The Journey So Far: A Family Mission
Our path wasn’t easy. As parents of three children—Raya, Theo, and Zara—we know firsthand the challenges of relocation: from the cold and isolation to the relentless drive for financial independence. These hardships taught us the most valuable lesson of all—how to work as a team.

Stefan
The practical anchor who steps in at key stages of the deal. As an experienced electrician with a sharp technical eye, he is your boots on the ground when things get serious. Stefan checks the structural integrity of buildings, negotiates directly with brokers and notaries, and takes full control of construction crews (should you choose that service) to ensure that everything promised is actually delivered.

Everything You Need to Know
Do you work exclusively in Sicily?
Yes. We work solely and exclusively in Sicily. This hyper-local focus allows us to have a deep, insider understanding of the market and to work only with fully vetted partners on the island.
Do I need to travel to Sicily for the consultation?
No. All personal consultations are held online. The property search, shortlisting, and viewings are also handled entirely remotely. However, if you prefer to view the properties in person during a trip to the island, we can easily arrange that for you. The choice is entirely yours.
What is a Codice Fiscale and why do I need it?
It is the Italian tax identification number, which is legally mandatory for any property purchase in Italy. We manage the entire application process for you – either in person or via power of attorney.
What happens if the deal falls through?
With our Turnkey Service, if the deal is not finalized for any reason, the second half of our fee (50%) is completely waived. You only pay for the work done up to that point.
What Is Not Included in the Service
Our role is centered on coordination, protecting your interests, and providing strategic advice. The following services must be legally performed by their respective licensed professionals:
Legal Services: Full legal checks and title searches are performed by a licensed attorney of your choice. These checks are optional and conducted entirely at your request.
Notarial Services: The final property deed is drawn up and formalized exclusively by a licensed Italian notary. We are present to assist and coordinate the process.
Technical Inspections: Should the property require a formal structural or technical inspection, we will recommend a certified local specialist.
Our Expertise: Everything we do is backed by real, hands-on experience from over 25 successful property deals in Sicily – not on theory.
